Enter the name and phone number to register, BRF apartment number (three digits, located above your front door) and staircase.

Your visitor searches for your name in the name register in the port and starts dialing. When it rings on your phone you can talk to the visitor. If you want to open the gate, press the number "5" on the keypad on your phone (works both on mobile phone and landline) and then both ports are unlocked.

After 22 in the evening, dialing does not work via the name register (to reduce the risk of bus calls). Then you have to call your pre-registered number on the door phone and the resident can open the same way as before at 22.

In most cases, the fault report must go to the association's property manager CEMI. Contact information can be found here. Describe the error as carefully as you can and how urgent it is. We want to avoid unnecessary calls for things that can wait until office hours.

We have also listed contact information directly to the lift companies and the laundry contractor, but these should only be used in case of emergency.

If there are lift problems, please check if there is gravel or pebbles stuck in the floor so that the doors cannot open again. You can easily remove this yourself!

Acute faults outside office hours - In the event of acute and serious faults on nights and weekends (water leakage, power outages or the like that must be rectified quickly), you must contact our emergency service "Dygnet". However, use this only in emergencies when the cost is much greater than it is handled via normal property management.

Yes, the renovation is based on the remaining housing principle. But it will of course be a tough period for you as a resident given the high noise levels and other disturbances.

Pipes in the base plate have been filmed, they are in poor condition. Standing trunks and frogs were partly filmed in connection with previous trunk flushing. Among other things, burnt residues of plaster / joints / cement were found in the pipes after bathroom renovations, which increases the risk of blockages in the drains. It also happened that pipes were so brittle that they burst from being flushed clean.

Each tenant-owner is responsible for maintaining glass and window construction. Our windows come from a supplier called "H-window Lysekil". For the apartments that have gable windows, these windows come from "Leiab".

If an injury occurs due to an accident or burglary, contact your insurance company first and foremost.

For repairs of windows, please refer to the supplier. The supplier has a local collaboration with the company "Roslagsglas" in Åkersberga.

Each tenant-owner is responsible for maintaining the seal. The association has had completely new windows since the beginning of 2017, so leakage from the window or frame itself should not be a problem.

Garbage Disposal

Where can I throw what I can't throw in the coffin?2021-01-03T18:08:09+01:00

We are proud of our garbage sorting and most of it can be thrown apart. a. Glass, environmentally hazardous waste, appliances and large furniture.

There are two glass glazes in the hillside at the building below the first house.

We think it is important to have a good and functioning waste sorting. In order for this to work, everyone in the house contributes to the garbage getting into the right vessel and keeping it clean and tidy all around.

We also offer waste sorting of organic food waste, which is collected in paper bags which are then left in the bins at the end of the house. It is important that only organic material and no plastic, metal or the like are placed in these vessels. New paper bags are available free of charge from the association. They are in the gates.

The association has a well-functioning waste sorting at the ground floor towards the north gable, which we hope you are involved in and use:

  • Packaging plastic, plastic bags and the like are disposed of in their own containers. Larger plastic parts must be disposed of in the refuse bin
  • Smaller electronics scrap is thrown into your own container.
  • Larger electronic scrap (refrigerators, washing machines) etc can be driven to the recycling facility.
  • Metal packaging (tin cans, lids, etc.) are discarded in their own containers. Larger metal objects are thrown into the garbage.
  • Batteries, lamps and the like are sorted into the red smaller vessels that sit on the wall in one of the rooms.
  • Newspapers, advertising, writing paper and similar thin paper are thrown into separate vessels.
  • Cardboard, milk packaging and other thicker paper are discarded in separate vessels.
  • Organic waste (food) is collected in paper bags and placed in the green vessels on the outside of the gable. No plastic bags or other foreign objects may be thrown here. Holders for food waste and new paper bags are available free of charge from the association. The vessels are locked to prevent outsiders from throwing foreign objects into them. Key can be obtained from the property manager.

Before renting the apartment, you must apply for a permit. You do this by submitting an application to the board where you state which apartment you live in, your contact details, how long you want to rent, who you want to rent to (name, social security number and contact details) and the reason why you want to rent. out.

According to new rules that were voted through at the association's meeting in 2016, a fee will be charged for subletting. The fee is calculated as 10 percent of a price base amount for a full year of rental and will be charged as a lump sum at the beginning of the rental period. For 2020, you will therefore receive an extra fee of SEK 394 / month, which you will rent out. This corresponds to SEK 4 for one year and will be charged at the beginning of the rental period.

The heat delivered to the elements is controlled centrally in the house via automation and is based on the current temperature in a number of control apartments.

In case of rapid weather changes when it gets colder, the heat to the apartments is increased, but when it takes some time for this to break through, you can feel that the elements do not work as well.

Make sure you do not have too much furniture / fabric in front of the elements so the heat has a chance to spread. You can too check that the element is aerated proper.

The cost of this action will be billed to you as a member of the brf. Remember to advertise in the gate what times the water is turned off at least three days in advance.

How do I air my elements?2020-10-21T20:22:25+02:00

In one of the upper corners of your element there is an air valve that can be opened with a special key. Sometimes it happens that air collects in the upper part of the element and then the water stops in the element and it gets cold. By emptying the element of air, the water can circulate freely again and the element heats the room more efficiently.

  1. Get a glass or similar and hold it under the spout at the valve.
  2. Carefully open the valve by turning the key.
  3. It can rust and bubble from the valve when the air is emptied, this is called that the element is aerated, ie emptied of air.
  4. When there is no air left in the element, the water radiates from the spout into the glass without interruption.
  5. Now the element is aerated.

If the stop is in the trunk, the cleaning of the housing association is financed. If the stop is caused by something that you flush down and that is stuck in the plug pipe from the apartment to the main pipe, the responsibility is the member. 

Normal cleaning of water traps and floor drains as well as pipes for washbasins, bathtubs, etc. are handled by the member. If you are unable to do this yourself, our manager can help at a cost.

Attention! It is very important to clean the drains regularly. It helps to prevent plugs in the pipes.

It is absolutely forbidden to pour strong detergents (such as caustic soda) as it will damage the pipes. IF there should be a stop in the pipes then one must act to prevent flooding.

Contact the property manager as soon as possible. If it is weekend or evening, you can also contact Jourtjänst. See appropriations in the gates for this.

How do I do if there is bad odor from sink or drain?2021-01-03T18:06:41+01:00

Bad odor can come from poorly cleaned floor drain, water trap or pipe connections to sink and bathtub / shower.

Be sure to clean these details properly and regularly. Also, make sure that the water runs off normally so that there does not appear to be a stop anywhere in the bathroom or in the drain pipe that exits to the main pipe.

No. On the balconies, fire is not allowed due to the risk of fire. Cooking that causes food and strong odors can disturb your neighbors. You do best grilling up on the mountain behind our house where there are completed barbecue areas and benches / tables.

Can I change the kitchen fan?2021-01-03T18:07:24+01:00

Yes, but only carbon filter fans may be used. Pressing fans (fans with a motor in) that are connected to the ventilation duct, create an imbalance in the fan system and are therefore not permitted!

Rebuild - How much can I rebuild?2021-06-01T12:26:11+02:00

You can repaint, wallpaper, put in new floors and similar finishes without applying for it. What you are not allowed to do is to make changes that may or may not be to another member or to the tenant association, or any other significant change.

Kitchen - Renovation, extension and relocation of kitchens requires notification and permission from the board as it can affect ventilation etc. Relocation and extension of a kitchen also requires a building registration and approval from the municipality.

If in doubt, ask for too much once rather than too little. The exterior of the apartment is responsible for the association so all changes there must be notified and approved by the association.

Broadband - How does it work?2021-01-03T18:10:04+01:00

The association has a broadband agreement with Stockholms Stadsnät where all apartments in the house receive 1 Mbit / sec. The cost for this (SEK 000 / month is added to the monthly fee. You can also order extra services such as IP telephony and TV channels if you want.

The connection in your apartment is located above the front door. Connect your computer or router to it via a network cable. Make sure your computer is set to Dynamic IP Addresses (DHCP). Many people want a wireless network (WIFI) in the apartment. Then you have to buy a "WIFI router" and connect it to the socket above the door. Contact Stockholms Stadsnät support if you have any technical questions about function and performance.

Our previous supplier Telenor terminated the agreement with all three mörbylundthe s-compounds. Telenor referred to poor profitability. Telenor was not interested in renegotiating the agreement, but the three mörbylunds associations have had to find a new supplier. After evaluating different alternatives, we have jointly chosen Com Hem.

DVB-CDigital Video Broadcasting - Cable, is a standard for digital TV broadcasts used by ComHem. This means that TV sets built after 2008 can receive TV channels without an external TV box.

  1. Plug your antenna cable into your TV
    You can connect the antenna cable that has been in the box from Telenor directly to your TV. If not, see step 5 in this list. If you know it will work, but it still does not work, you can see step 6 in this list.

  2. Change the source on your TV
    Try changing the source of your TV with the remote control as digital TV may be on another source. There is usually a button on your remote control to change the source, it can look like the examples in the picture below. If you find the button, you can try to change the source by pressing it several times. Because TVs work differently, depending on the manufacturer or model, it is a good idea to look in the operating instructions for your TV or contact your TV manufacturers if you are unsure how to change the source.


  3. Do a channel search
    If you do not see digital channels, you can do a channel search (see the operating instructions for your TV or contact yours TV manufacturers). You know you're watching digitally if you no longer see the scrolling text at the top of the TV. To get the right local channels and news, you may need one network ID for your particular place, Stockholm has a network ID 41001.
  4. Check your TV model
    Almost all modern TV models (from around 2008) have a built-in DVB-C tuner and can show digital TV. Make sure your TV can show digital TV. Otherwise, read the operating instructions for your TV, or contact yours TV manufacturers.
  5. Do you have an older TV?
    If you have an older TV, you may need to switch to a newer model or supplement your TV with a digital box. You can easily connect the digital box to your TV. Read more about buying one digital box from Com Hem.
  6. Check your antenna cable
    If you have switched to digital TV but experience a deterioration of the picture, you may need to change the antenna cable. here you can order an antenna cable which is tested and approved for digital TV signals. Price from SEK 129.

No. The TV subscription will be included in the association fee as before. However, there are several options that you can do at your own expense. Read more at Tele2 website.

If you have received a return slip from Telenor, it means that you have received a TV box from Telenor which will now be sent back. Call Telenor on 020-222 222 for more information.

The basic selection must be viewable in all TV sockets. However, it requires that the sockets are installed so that the signal reaches the respective sockets. Tele2 cannot control that. If a resident has somehow accessed the cable or outlet (knowingly or unknowingly), the signal may not reach all outlets. Try searching for the channels again and make sure your TV can receive digital TV.

Do I need a TV box to watch TV from Tele2?2022-09-06T10:28:44+02:00

If your TV is from 2008 or later, you should be able to connect the antenna cable directly to your TV and do a channel search. You can easily check if your TV can receive digital signals on Tele2 website.

If your TV is older and cannot receive digital signals, you need to buy a box from Tele2. You pay for that box yourself. Call Tele2 on number 90 222 to get more information.

I experience repeated disturbances from neighbors? Is there an emergency service?2022-02-24T07:35:19+01:00

The association does not have an agreement with an emergency service. Occasional parties and sounds you probably have to have a little tolerance for when you live in an apartment building, but recurring major disturbances, we must all of course be helped to deal with.

The board recommends the following if you feel disturbed repeatedly and / or at times when most people have their night's rest:

  1. It is best if you can make direct contact with the person who is disturbing and kindly but clearly ask them to stop the disturbance. You can also leave a note in the mailbox with a text asking the neighbor to mute the sound level.
  2. Feel free to talk to the neighbors and see if several people have perceived the disturbances. You can also write a text on the association's "well-being group" on Facebook or put up a note on the bulletin board in the gate where you ask those who bothered to mute the sound level.
  3. If it does not get better, you can notify the board when you know which apartment it is and the time of the disturbance. If you do not find the apartment, we would like to know the time and approximate direction.
