Agreement - Glazed balcony
If the apartment has a glazed balcony, the new owner must sign an agreement to handle the division of responsibilities between the member and the association. The agreement must be submitted to the board signed by all shareholders. If an agreement is not submitted, there is a risk that it will delay the association's approval of the member.
The association shares large warehouses
It is important to contact the board early to check the apartment's storage. There is a risk that the storage that belonged to the apartment's previous owner is not handed over to the new one.
The cleaning service works actively to provide all apartments with their own storage room, as requested by the tenants. Therefore, large warehouses are divided into two smaller ones.
Timing
Normally, it takes 3-4 weeks to process a new membership in the association from the fact that all documents (transfer documents) have been submitted to the association's financial manager: Neighbor (formerly) Home and Real Estate).
The issue of membership is addressed at the next board meeting.
In cases where the buyer's ability to pay the annual fee to the association is deemed to be insufficient, a pre-issued bail bond, which is attached to the application for membership, can facilitate and expedite the treatment.
