All residents have received a booklet in their mailbox where details about the tribe change are collected. You can also access the booklet digitally by logging in Nabo.

The work with the trunk change is expected to start in January 2022. The work is expected to last approximately 1,5 years before the entire trunk change is completed.

The total cost of the trunk replacement, including bathroom renovation, has been estimated at approximately SEK 60 million. The association currently has a strong economy, and if it survives, the tribal change will be carried out without any fee increases.

Expect about 7 to 10 weeks.

For those who live in a four or five, you will probably take one bathroom at a time so that one can be used while working in the other.

Yes, the renovation is based on the remaining housing principle. But it will of course be a tough period for you as a resident given the high noise levels and other disturbances.

The association will ensure that there is water in the stairwells, toilets and showers will be in the basement or in the yard. Loans of portable toilets will also be offered to those who for medical reasons cannot get to temporary showers or toilets.

As standard, a ceiling will be offered. If you want spotlights instead, it will be offered as an option. If you have spotlights today and want to reassemble them, it will be possible if the contractor considers it technically possible.

Yes. Bathroom with window will get a new element and underfloor heating.

It depends on the system solution in the current bathroom. Send your specific question to the board and we will try to answer. You can discuss this with the contractor when it's time for a planning meeting for your bathroom.

Pipes in the base plate have been filmed, they are in poor condition. Standing trunks and frogs were partly filmed in connection with previous trunk flushing. Among other things, burnt residues of plaster / joints / cement were found in the pipes after bathroom renovations, which increases the risk of blockages in the drains. It also happened that pipes were so brittle that they burst from being flushed clean.

What is it that determines that a stem change must be made right now, and not in 5 years?2021-02-02T20:18:41+01:00

It is about an overall picture, for example, the hot water circulation system (VVC) in the attic has caused water damage several times. There have also been damages where sewer pipes have cracked and water has leaked into apartments.

The task of the board is to keep the costs of maintaining the property as low as possible over a long period of time. Water damage that occurs is covered by the association's insurance, but the more damage that occurs, the higher the cost of the insurance.

The longer we wait, the greater the risk that residents and the association will incur unnecessary costs and boring experiences.

Making a stock change now that we have extremely low interest rates means that we know what interest costs the association must bear in the future, which is a great advantage.

Impact on apartment
If I already have a top-renovated kitchen and bathroom, does this still need to be replaced?2021-04-29T07:56:04+02:00

Yes, since the sewers, pressurized water pipes and plumbing have not been replaced, all apartments must be renovated. The impact on the kitchen will be small as you will only pull out new drains and pressurized pipes, which can be done without major demolition.

It is not possible to save a newly renovated bathroom because the pipes will be laid via new locations.

If I have a raised floor in the bathroom, how is it affected?2021-02-02T20:35:02+01:00

Existing tiles and the underlying waterproofing layer will be removed so you get down to the concrete. This means that in many cases you get a lower floor than today.

How will the kitchen be affected by the trunk change?2021-02-02T20:19:12+01:00

Based on previous apartments, no major intervention has been needed to connect the kitchens. You often only need to empty the kitchen cabinets where the drain is located. More details will be sent out if it becomes known that other measures are needed.

Will the ceiling in the bathroom be lowered?2021-02-02T20:20:38+01:00

Yes. The roof needs to be lowered to make room for piping and insulation (to remove noise). You can count on about 20-25 cm lowering, except in the apartments that are on the 10th floor. There will be about 10-15 cm lowering.

Our property is approaching 50 years and aging is clearly noticeable on pipe trunks and wet rooms. Since the association was formed, the majority of the bathrooms have been renovated, but the common pipes for sewage and water have not been managed. The Board has, after studying various alternative measures, come to the conclusion that trunk replacement is the only long-term measure for both the water and sewage trunks.
