Update on the Stem Change Project
The stem exchange project has started with the work in port 27. It will have a great impact on all residents for a long time and the board hopes we can help to make the best of the situation. The goal is to secure the value of the property and ensure that important functions will work well for a long time to come. The project is currently running according to schedule.
Important to keep in mind for all residents
It is very important that everyone takes responsibility for the choices you make in your own bathroom. There are good opportunities to get what you want, but there will also be building technical and regular requirements that can limit certain choices.
Some things that you can make your own choices about are the choice of materials, tiles, joint width between tiles, color of the joint, how visible piping should be drawn, interior design, etc. The contractor will inform about the possibilities that exist in the distributed material and at the optional meeting. Some things will cost money (eg white joint color) and some things are included free of charge (for example narrower joint width).
Be sure to inform yourself as much as possible early in the process. Ask all the questions you need answered at optional meetings with Nordic Plumbing. Check the quote and the description of your bathroom so it will be according to what is ordered.
If questions arise about the individual orders that you are not satisfied with, take the question primarily to HSB's project manager (see below). If you are not satisfied with the answer, he may contact the board for further investigation.
Extent of stem change
All wet rooms (bathrooms) will be renovated from scratch and get a new system solution with new pipes for sewage and water. Drains and water pipes to the kitchens will also be replaced. Other pipes that supply the property with water and take care of the drain will also be replaced. Asbestos removal will be performed where needed.
The association pays for a basic standard for all residents. Members have the opportunity to make their own choices and you then have to pay for this yourself. It is an order between a member and Nordisk VVS. Tenants get fewer choices but maintain at least the same standard as today based on the new system solution. In rental apartments, the association will pay for the rewiring of electricity lines.
New electric cables (riser lines) will be laid from El-central In the basement to each apartment. When this happens in your tribe, there will be longer power outages during the day. Information is posted well in advance. Experience from the first tribe has shown that fuses and terminals will need to be supplemented in many apartments' fuse boxes. More information about this will come in the future.
All buildings, installations and surface layers will be inspected by independent inspectors. In addition, all residents are free to be observant of any deviations or errors that are observed. Report to HSB's project manager!
The collection pipe that is located under the house and that drains wastewater to the sewage pipe out in the street is in poor condition and will be renovated via relining technology.
The bathrooms in our three rental rooms will also be renovated. The goal is then that the gable room on floor 2 in gate 27 will be the association's new meeting room.
As the trunk change progresses, the board will look at how the public spaces can be refreshed. When this will happen and what it will look like, we will return to later. If you want to get involved in this issue, get in touch with the board.
