Renovation information from Nordisk VVS
The trunk change of your house is now underway and the board has selected Nordisk VVS Teknik AB as the contractor. We thank you for the trust and hope to be able to live up to the expectations placed on us during the contract period.
Nordisk VVS Teknik AB was founded in 2000 and is a privately owned limited company with about 40 employees. With us, pipe fitters and white-collar workers work together to fulfill our goal: to make the trunk change as smooth as possible for you. Our collective competence guarantees the work of high quality and with our own work management in place, we ensure that the work is carried out on time and that security and service for the residents is put in place.

In order for the trunk change to take place as smoothly as possible, we have produced this information document, as a preparation for you about what will happen during the rebuild.
This is general information. We answer specific questions regarding your particular apartment in connection with the supervision that takes place before the work starts in your apartment.
With this information, we try to answer the following questions
Nordisk VVS Teknik AB is the main responsible and turnkey contractor for the renovation work. For certain construction work and certain surface inspection work, we hire authorized special companies.
A successful rebuild requires that we all help and cooperate. The responsibility you have is to leave access to your apartment, remove it, assign a place for any dismantled material and clean the spaces that are not affected by the trunk change. The site manager has the overall responsibility for ensuring that the work in your apartment is carried out to the right quality and within the right time. Each craftsman is responsible for ensuring that his elements meet the set requirements for execution and time.
You can find the site office in Mörbylund 25 on the mezzanine floor until the turn of the year. After the turn of the year, we move the site office to the basement in Mörbylund 21 (middle house) and you are of course welcome there if you have any questions or concerns.
It is important that you pick out things that are valuable; cash, jewelry, food silver and valuable art. Also furnishings / things that stand in the way. It may be appropriate to keep valuables and documents in safes. Make sure that you have a valid home insurance, preferably with a full risk supplement. Rough cleaning of the workplace takes place every day.
You are responsible for the continuous fine cleaning of the apartment. Therefore, we recommend that you remove small items as far as possible to get it as easy to clean as possible.
After finished work, we will clean the spaces we rebuilt, you can clean other parts of the apartment yourself.
For those of you who have pets and are not at home during the day, we recommend that you try to find an alternative home for them during the renovation period. This is to avoid the stress many animals can feel in the face of noise and strangers and that the craftsmen should be able to perform their work undisturbed.
During the construction period, there will be tools, machines and materials in your apartment and around the property. Parents who let their children play with them are themselves responsible for both accidents that have occurred and causing damage.
Preparation
Before the renovation work begins, it is very important that you mentally prepare for the fact that strangers will be in your apartment and working. You may find that they are confusing and that it disrupts your normal routines and habits.
To protect the floor and the like, we set up dust protection and cover the floors in the rooms that are affected by our work, but there will still be dust in the apartment. You must be prepared to help prevent or remove dirt yourself. Some will prefer to live with their friends or neighbors during parts rebuilding time, but how you do, of course, you decide.
Time
The bathroom and kitchen will be in full operation according to the dates indicated on the main schedule. After that, our work must be pre-inspected, any remarks remedied and then follows the final inspection by an independent inspector. The time between a ready-to-function room and a pre-inspection can vary depending on how many stages are inspected at the same time.
The construction period will apply as long as no unforeseen inconveniences occur. It can e.g. These are existing moisture damage that must be dried before the renovation can begin and then the construction time is extended.
Appropriation
During the rebuilding period, we will set up information about e.g. temporary shutdowns of water, electricity etc. The shutdowns can also affect the apartments where the work has not yet begun and the apartments that are completely finished. The information is posted in the stairwell.
Provisional
Water and sewage will be available in the stairwell throughout the renovation period. This with the exception of announced shutdowns during the day during switching work.
During the renovation of your bathroom, hygiene facilities with showers and toilets are provided. More information on where to find makeshift showers and toilets will come later. For members with special needs (or for a fee) we can offer a temporary / portable toilet "toilet" in the apartment during the construction period.
What to do before starting construction
Before starting construction, you must make a choice of products. Information on how to proceed to make choices will come later. The time span will vary when each receives their election information posted to them. But no one will receive the information later than 2 months before the start of construction in their apartment.
During the weeks that the craftsmen are in your apartment, the following will happen:
- Before the start of construction, we will come and make an inspection of the affected spaces in your apartment, you will receive information about what time and date the inspection takes place for your particular apartment (see maintenance plan). In the stairwell, a schedule that indicates when the work begins in your apartment will be posted. Before the start of construction, you will also have the opportunity to make individual choices / options in your bathroom (see optional meetings).
- In connection with the start of construction, we cover the floors with protection and put up protective plastic around certain doors where transport and work are to take place. These temporary coverings will be up during parts of the construction period and will not be demolished.
- If you have an interior door dismantled, we ask you to reassemble it during the rebuilding period as it is the best protection against dust spreading. If you want to cover more yourself, we provide cover plastic that is displayed in the gate during the week before construction starts. It can e.g. be suitable for removing or covering dust-sensitive equipment such as computers, televisions and music systems. A tip is to use old sheets for coverage because they bind the dust better than cover plastic. This prevents the dust from swirling around when you remove the protective cover.
- In connection with the supervision, we temporarily replace the lock in your front door with a construction cylinder with 3 associated keys. During construction hours, the door should only be locked with this lock, other times it is fine for you to lock any police locks. When the work is completed, the final inspection has been carried out and any remarks have been remedied, your ordinary lock will be fitted back. You must store this yourself during the construction period.
- At the start of construction, you must have removed furniture, furnishings, paintings, crystal chandeliers, low-hanging luminaires and other valuable equipment and the like in the areas affected (Hall, kitchen & bathroom. The bathrooms must be completely emptied. Then mark fittings (eg hooks). , toilet paper holder, bathroom cabinet) with the text; saved or reassembled, anything that is not marked will be thrown away during the demolition. when providing your apartment as it differs between different apartment types.
- On the inside of your front door, information is attached that describes to the craftsmen what applies to your apartment, e.g. the choices you have made for your bathroom. Feel free to check for yourself that your choices have been right.
- The work will take place on weekdays between 07: 00-17: 00. In your apartment, however, no drilling or drilling work will begin before kl. 07:30. The work is carried out in stages according to the main schedule. Please note that there will not always be craftsmen in your apartment during the entire renovation period. Those who work in the workplace will have identity tags (ID06) visible and soon you will recognize those who work in your apartment.
- Then the construction work starts, according to schedule, with coverage and dismantling of furnishings and equipment to be saved. After that, demolition work is carried out on porcelain, floor materials, tiles and the like in bathrooms, as well as demolition / opening of shafts in kitchens. During this period (about 1 week) there will be most noise and dust spreading in the apartment.
- New water trunks are installed and cast / bricked again.
- Electrical installations in the bathrooms are replaced, any new ones are added.
- Walls are plastered and new panel walls are installed and new floors are cast and plastered in bathrooms.
- Painting of ceilings and joinery in bathroom and separate toilet.
- Moisture barrier / waterproofing layer and tiling in bathroom.
- Installation of crockery (washbasin, toilet seat, bath / shower) and other bathroom fittings.
- Final cleaning is done of rebuilt spaces and halls, other rooms are cleaned by the residents. Quality control and correction of any errors takes place thereafter.
- Pre-inspection and FINAL INSPECTION.
Our ambition is to work our way through the property as quickly and efficiently as possible without sacrificing quality for that purpose. When things are decided, you want it to be finished at once.
Unfortunately, the reality is a bit more complicated and remodeling work takes time if it is to be done properly. In order for problems not to arise in the future, it is of utmost importance to follow drying times for different materials.
The advantage of the forthcoming rebuild is easy to understand if you consider the inconveniences and costs of leaking pipes.
