Sometimes, as apartment owners, they want to carry out major renovation or renovation work. Then it is important to know that a lot of measures require permission from the association. Occasionally, the building application is also required by the Stockholm City Building Office. Of course, such permits must have been obtained before commencing the rebuilding.

Rental apartments must not be rebuilt

If you live in one of the association's rental apartments, other rules apply. A rental apartment may not be rebuilt by the tenant. The rental apartment must be returned in its original condition when the lease is terminated.

Any rebuilding must be carried out by the property owner, ie by the association.

When is permission from the association needed?

Major renovations require that you have received (written) permission from the board. If you need to do something that requires construction notification or building permits from the City Building Office, you must always also have permission from the board.

If you are uncertain, ask the board before you start the job. You may need to restore it otherwise.

  • Make changes to load-bearing walls, floors and ceilings. Major damage to load-bearing structures is not approved.

  • Change ventilation outlets / ducts (kitchen fan must not be connected directly to extract air duct).

  • Moving out of the kitchen or bathroom without ensuring that the ventilation out of these spaces is adequate and connected to existing ventilation outlet in the apartment according to the Rules for Mandatory Ventilation Control (OVK).

  • Move antenna socket for TV or Radio.

  • Changes in the drain in the kitchen / bathroom.

  • Changes in incoming pressurized water pipes.

  • Changes in radiator loop.

  • Changes that may affect other accommodation.

  • Changes in the house's facade and balcony. It is okay to repaint the concrete parts of the balcony (floor, ceiling, side walls) with paint approved by the association, but not wood paneling or the brick facade. Approved NCS colors are Gray: S 2500-N, White: S-0500-N. The wood panel may be oiled with uncoloured wood oil.

  • The board is working on an inventory of the balconies' surface layers and will return shortly with proposals for measures. Therefore, the board does not recommend glazing your balcony until this work is completed.

    Install glazing on the balcony. The board can approve that a member glazes in their balcony, provided that the glazing follows the rules for the building permit and that the member undertakes the maintenance agreement for the glazing.

  • Change to an apartment door with a different color facing the corridor. The apartment door should be uniform with other doors on the floor. When it comes to the color and appearance of the interior of the door, you can paint with any color shade.

How do I get a permit?

The application for a permit is sent in writing info@brfsjukhuset3.se or to the board's mailbox (port 25, van 2).

The application should be accompanied by professional drawings (which clearly indicate what is to be done). It is important to report all changes that affect wastewater, ventilation and pressurized water pipes. If the measure requires construction notification at the Stockholm City Building Office, a copy of their decision must also be attached to the application. Include information about which contractor you intend to hire.

The Board has the opportunity to set conditions in a permit. A common such condition may be that the apartment owner must submit a new so-called relationship drawing after the renovation has been completed.

When can I rebuild?

We recommend that rebuilding work (drilling / drilling in concrete, heavier hammering) take place at the following times:

  • Weekdays: at 12-19
  • Weekends: at 12-17

In some cases, the craftsmen may have to make noise even before kl. 12 but the goal is for craftsmen to plan their work as far as possible, with respect and consideration for those who work nights and work from home.

Feel free to inform neighbors in good time during disruptive work, for example through notices in the gate. If the conversion involves a lot of noise, appropriations can also be set up in adjacent gates because drilling noise is spread a long way.

You who hire craftsmen are responsible for the craftsmen knowing - and also following - the rules that apply in our association. You as the client are the client, which entails obligations.

The building registration at the Swedish State Building Office (SBK)

Major remodeling measures, such as relocation of kitchens, require a building registration with the City Planning Office. On their website, there is a list of what requires a building permit and building registration, respectively.
